Material follows geology. The last stretch of ground before the Gulf is river deposit and marsh. It does not give up clean fill. Sand and select fill come from pits inland, where the ground is drier and deeper. Every yard delivered in Lake Jackson has already traveled to get here. Trucking is the part of the price most people do not plan for. Loads per day, distance and traffic decide what dirt actually costs sitting on your lot. The pit that wins a coastal job is not always the closest one.
We load at our own pits and run the same trucks the whole way down. Highway 36 drops out of Fort Bend County through Damon and West Columbia, then comes out at Brazoria. From there Highway 332 runs east into Lake Jackson. Highway 288 is the other way in, straight down through Angleton. Both are open road for most of the run. Our trucks turn loads instead of sitting in traffic. On a hundred load job, turn time is the whole difference. That is why a Fort Bend pit lands dirt down here at a competitive number.
Select fill is the material that goes under a pad. It is a sand and clay blend that compacts tight and holds shape under weight. Building pads, road subgrade and structural fill all take select fill. Fill dirt is cheaper and less particular. It brings a low area up, backfills a hole and adds general volume where nothing gets built directly on top. Using fill dirt where select fill belongs is the mistake that shows up two years later. It looks like a settled slab or a dip in the driveway.
Sand runs to the wet work. Bank sand goes into bedding, backfill around pipe and drainage layers. Sandy loam is topsoil, the last few inches for grass, pasture and beds. We sell all four off our own pits. Before the trucks roll, we will tell you which one the job actually needs. Ordering select fill for a job that only needed fill dirt is money spent for nothing. Ordering it the other way around costs more later, and by then the slab is sitting on top of it.
Brazoria County pays close attention to elevation. Lake Jackson sits about thirteen feet above sea level on flat Brazos River clay. The county adopted a freeboard rule for mapped flood zones. New construction there has to sit two feet above the base flood elevation. Outside the mapped zones, county guidance points to fill around twenty four inches above existing grade. Your permit office confirms what applies to your lot. What it means on our end is simple. Somebody has to bring the dirt in, and there is a great deal of it.
Raising a lot is a volume job. A tandem dump truck carries a set yardage, so an order turns into a load count fast. On a residential lot lift, that is dozens of loads. On a commercial pad near the plants, it runs into hundreds. We stage delivery so the site never runs empty and never gets buried under a pile. Trucks run to the placing crew's pace. Since we are open around the clock, we add trucks and hours when the calendar is tight. Where we are placing the fill too, our machines are on the lot as it lands.
